We start with the same diamond-grinding preparation used on every job. This is non-negotiable — proper prep is what makes a coating last in Florida's demanding climate. We then apply an exterior-grade base coat and broadcast your choice of decorative flakes before sealing with a UV-resistant polyaspartic top coat.
The result is a surface that's cooler underfoot than bare concrete, easy to clean with a garden hose, and added protection to your surface.

Light foot traffic is fine after 24 hours. We recommend for any heavy furniture, 200 pounds or more, waiting 48 hours before placing it back and resuming full use of the space. Florida's warm temperatures actually work in your favor here — polyaspartic coatings cure faster in heat so your outdoor space is back to normal quickly.

Our coating system includes two layers of slip resistance — the decorative flakes broadcast into the base coat create a natural texture, and we also add a slip additive directly into the polyaspartic top coat to further increase traction. That said we always advise caution on any surface when wet. While the textured finish significantly improves grip, standing water on any smooth or coated surface can still present a slip risk. This is especially important to keep in mind for screened lanais and pool adjacent patios where moisture is constant — we recommend wiping up standing water when possible and exercising normal caution in wet conditions.

No — we always remove existing coatings completely through our diamond grinding process before installing a new system. This is non-negotiable for us. Coating over an existing layer compromises adhesion and is one of the main reasons coatings fail and peel prematurely. Every floor we install starts with bare prepared concrete — no shortcuts, no exceptions.

Maintenance is one of the best parts of a coated surface. For routine cleaning a quick rinse with a garden hose or a mop with a pH neutral soap and water is all you need. For tougher stains a gentle pressure wash works perfectly. Avoid harsh chemicals or abrasive scrubbers which can dull the finish over time.

In our experience the flake coating system has a clean, smooth feel underfoot that most homeowners are pleasantly surprised by. It is not rough or abrasive like some textured surfaces — the flakes create a subtle texture that provides traction without being uncomfortable to walk on barefoot.
For homeowners who prefer an even smoother feel we can discuss applying an additional smooth top coat over the flake system. However it is worth noting that a smoother finish does reduce the natural slip resistance of the surface — so for lanais and pool adjacent areas where moisture is common we generally recommend sticking with the standard flake finish for both comfort and safety.
